Thermal imaging — also called infrared (IR) thermography — uses a specialized camera that detects subtle temperature differences across walls, ceilings, floors, and systems. Thermal Imaging FAQ

Does thermal imaging see through walls?

No — that's a common misconception. An infrared camera detects surface temperature differences, not what's literally behind a wall. But because moisture, missing insulation, and electrical faults change the temperature of the surfaces around them, those issues show up clearly on infrared. In experienced hands, it points directly to problems worth investigating.

Is thermal imaging included in every inspection?

Thermal imaging is used where conditions call for it — for example, when there are signs of past moisture, comfort complaints, or areas that warrant a closer look. Ask Dennis when you schedule and he'll let you know how infrared can add value for the specific property you're considering.

What conditions make thermal imaging most useful?

Infrared works best when there's a meaningful temperature difference between the inside and outside of the home, which is most of the year in northeast Georgia. It's especially valuable on homes with a history of leaks, older insulation, additions, or any area where you suspect a hidden problem.

Can thermal imaging find an active leak?

It can detect the cool, damp signature that moisture leaves behind — often revealing leaks or past water intrusion that aren't yet visible as staining. When the camera flags moisture, Dennis follows up with moisture-meter confirmation so you get a reliable answer, not a guess.
