Infrared scanning reveals what the naked eye can't see — hidden moisture, insulation gaps, and electrical hot spots — captured by a Certified Master Inspector®.
Thermal imaging — also called infrared (IR) thermography — uses a specialized camera that detects subtle temperature differences across walls, ceilings, floors, and systems. Those temperature patterns reveal conditions hidden behind finished surfaces that a standard visual inspection simply cannot catch. It's one of the most powerful tools a modern inspector can bring to a home.
At Proven Home Inspection, thermal imaging is performed by Dennis Shirley, a Certified Master Inspector® with more than 8,500 inspections completed across northeast Georgia. Where conditions call for it, the infrared camera adds a layer of insight on top of the standard inspection — turning invisible problems into clearly documented images you can see and understand.
It's important to know what thermal imaging is and isn't: it doesn't "see through walls." Instead, it detects the heat signatures that moisture, missing insulation, and electrical faults leave behind. In the hands of an experienced inspector, those signatures point directly to issues worth a closer look — before they turn into expensive repairs.
Thermal imaging adds a powerful layer of detection to the standard inspection, surfacing issues that would otherwise stay hidden.
Cool, damp signatures behind walls and ceilings reveal leaks and water intrusion long before staining ever appears.
Temperature differences expose missing, compressed, or settled insulation that drives up energy bills and comfort problems.
Overheating breakers, connections, and circuits show up as bright heat signatures — a genuine fire-safety concern.
Energy-wasting air leaks around windows, doors, and the building envelope become clearly visible on infrared.
Uneven heating and cooling, ductwork issues, and overheating components reveal how the system is really performing.
Pest activity, plumbing concerns, and structural issues can all leave thermal signatures worth a closer look.
A standard visual inspection is thorough, but it can only evaluate what's visible. Moisture behind a freshly painted wall, an insulation void above a ceiling, or an overheating circuit inside a panel can all hide in plain sight. Thermal imaging gives Dennis a way to detect those issues without tearing anything open.
The payoff can be significant. A hidden roof or plumbing leak caught early can save thousands in repairs and prevent the mold growth that follows water intrusion. An overheating electrical connection caught before closing can prevent a fire. And documented insulation gaps can guide energy upgrades that pay for themselves.
For homes where conditions warrant it, thermal imaging simply gives you more confidence in your decision — backed by images you can actually see.
Any significant thermal findings are captured and included with your inspection report — with clear explanations of what each image means and what to do next.

Dennis evaluates the home top to bottom and documents every finding with photos. You're encouraged to attend.
You receive a detailed, photo-documented digital report — typically within 24 hours of the inspection.

No — that's a common misconception. An infrared camera detects surface temperature differences, not what's literally behind a wall. But because moisture, missing insulation, and electrical faults change the temperature of the surfaces around them, those issues show up clearly on infrared. In experienced hands, it points directly to problems worth investigating.
Thermal imaging is used where conditions call for it — for example, when there are signs of past moisture, comfort complaints, or areas that warrant a closer look. Ask Dennis when you schedule and he'll let you know how infrared can add value for the specific property you're considering.
Infrared works best when there's a meaningful temperature difference between the inside and outside of the home, which is most of the year in northeast Georgia. It's especially valuable on homes with a history of leaks, older insulation, additions, or any area where you suspect a hidden problem.
It can detect the cool, damp signature that moisture leaves behind — often revealing leaks or past water intrusion that aren't yet visible as staining. When the camera flags moisture, Dennis follows up with moisture-meter confirmation so you get a reliable answer, not a guess.
